Rental Situation of Major Industrial Real Estate Companies in H1 2025: Do US Tariffs Hinder Growth?

According to a report from Vietcap, in the first half of 2025, major companies in industrial real estate like KBC, IDC, and SIP achieved stable rental sales despite challenges from US tariffs. Most tenants are small and medium enterprises, with major corporations adopting a cautious approach towards fluctuating tariffs. KBC led with 150 ha leased in the first half, a significant surge from 18 ha in all of 2024. IDC is estimated to achieve 60 ha and SIP forecasts 25 ha. Meanwhile, SZC and PHR reported low figures due to limited land availability. GVR, although not providing specific numbers, showed progress in converting rubber land to industrial land. Vietcap noted that northern industrial zones face higher risks due to reliance on high-tech exports to the US, while southern zones thrive on diverse industries and FDI focused on the domestic market. The 2025 growth forecast depends on the available industrial land and new projects in Binh Duong and Ho Chi Minh City.
