Disclosure of land leasing situation of ‘big players’ in IP real estate in H1 2025: Do US tariffs impede growth?

In the first half of 2025, a report from Vietcap indicated that major industrial property companies achieved stable land leasing sales despite challenges from US tariffs. Tenants mainly consist of small and medium-sized businesses, while large multinational corporations tend to be more cautious due to fluctuating tariff policies. Notably, KBC leased approximately 150 hectares of land, with significant transactions in Hung Yen and Bac Ninh. IDC is expected to achieve land leasing sales of around 60 hectares; meanwhile, SIP estimates around 25 hectares. SZC reported lower than in 2024 with several small contracts. PHR and GVR faced difficulties due to limited land availability but have made progress in land conversion. Nonetheless, Vietcap believes not all FDI into Vietnam is reliant on the US market. Northeastern industrial parks face higher risks while southern parks enjoy greater industrial diversity. Forecasts for 2025 indicate that KBC will significantly increase land delivery due to new supply.
