Revealing the land leasing situation of major industrial real estate companies in H1 2025: Will US tariffs hinder growth?

In the first half of 2025, major listed industrial park investors such as KBC, IDC, and SIP recorded stable land leasing results despite pressures from US tariffs. KBC leased 150 hectares, a significant increase from 18 hectares in 2024. IDC is estimated to achieve 60 hectares during the same period, while SIP is projected at only 25 hectares. Major contracts include clients from China and logistics companies. Other companies like SZC and PHR recorded lower leasing due to limited land availability and ongoing land use conversion procedures. However, overall leasing activities were supported by new supply in Hung Yen and Hai Phong. For 2025, growth is mainly driven by KBC, while northern industrial zones face more risks due to reliance on exports to the US. Despite challenges, companies are still seeking to diversify and attract more investment in the future.
