Revealing the leasing situation of major industrial real estate companies in H1 2025: Do US tariffs hinder growth?

According to a report by Vietcap Securities, in the first half of 2025, major industrial park investors maintained stable land leasing sales despite challenges from US tariffs on exports. Tenants are primarily small and medium-sized enterprises. Kinh Bac Urban Development Corporation (KBC) leased about 150 hectares, significantly up from 2024. IDICO Corporation (IDC) estimates to achieve at least 60 hectares leased. Saigon VRG Investment Corporation (SIP) is forecasted to lease 25 hectares. Other companies like Sonadezi Chau Duc (SZC) and Phuoc Hoa Rubber Corporation (PHR) reported low leasing sales due to limited land availability and have signed MOUs for several new projects. Industrial land investment and leasing is expected to grow in 2025, especially in southern industrial parks, benefiting from a more diverse industrial structure and domestic demand.
